Entrance Monuments Yes, some of the Neighborhoods in Gale Ranch do have the rather imposing masonry monuments at their entries. This is mostly the case in Gale Ranch Phase II. Phase II begins essentially on the eastern side of Dougherty Rd., and north of Bollinger. These monuments are shown on the approved landscape plans and were a part of the bonded landscape improvements. They are installed in the grass parkway strips (within the City right-of-way) and as such are ours to own and maintain, in perpetuity. There are no such monuments on the civil and landscape plans for Capella, so it wasn't an oversight on Toll's part, nor a mistake on the County or City team. Regrettably, there is no funding source to put such monuments in after the fact. It would probably cost tens of thousands of dollars, beginning with the design engineering to re-route existing irrigation and utilities. These monuments typically are 10 feet high and the foundation below ground is 8 feet, with a steel I-beam. Again, I regret to have to inform you, and the homeowners of Capella, that at this time the City cannot entertain the idea of installing such entry monuments. As always, any homeowner may approach the City Council to float that idea or make that request. Sidewalk Repairs: The City has also reported that they are still in the process of inspecting/accepting the public landscaping. Once that is complete, homeowners who have submitted their Notice of Completion and gotten approval, will be refunded the remainder of the $750 deposit. |
